About

Very large gite on two floors, independent house (traditional, renovated), near the church at the entrance to the village of Albanne, at an altitude of 1600 m.

On the ground floor:
Entrance hall (ski rack / shoe storage).
Large living room with integrated adjoining kitchen, kitchen annex and lounge area / fireplace (fireplace) + electric dryer for ski clothes. An alcove bedroom (1 double bed).
3 toilets:
1 bathroom with sink and 1st shower;
1 separate WC;
1 bathroom with 2nd shower (massage jet cabin) + washing machine.
Covered balcony to the east with wood supply and drying rack.

Upstairs :
3 bedrooms (including 1 with 1 double bed, 1 with 4 to 6 single beds, 1 with 2 single beds & 2x cots) + a sanitary / bathroom.

Normal capacity of 9 places = base rate indicated ( = very comfortable, lots of individual space)
Comfort capacity up to 12 places. NB: all 12 beds are in beds.
Maximum capacity of 15 people (14 beds + 1 extra bed: 1-seater sofa bed)

From 10 to 15 people = supplements of 1/9th of the basic price per person and per week.
NB: 2 showers available.

Due to its large (and very unusual!) size, this gite is very suitable for two families with children or for groups of around ten people (which is most often its use, although some also take advantage of it in a small committee!), the cost per person / week remaining moderate compared to the surface and the capacity.
The 'normal' & 'comfort' capacities remain however voluntarily limited in number, to guarantee and maintain sufficient comfort in the use of the gîte and the sanitary facilities.
The 'maximum' capacity is for more exceptional / temporary use, with obviously some disadvantages for this number of users in the gîte.

This cottage is also suitable for seminars and training sessions.

In summer municipal access road to the church around the cottage (but prohibited parking), not plowed in winter: compulsory parking at 50 m. [ NB: "Equipment" essential to provide, if not compulsory at least, for winter traffic, in particular between Karellis and Albanne ]
2 bar-restaurants (Wifi) in Albanne (can provide bread on request), but no other small shops.

Ski lift 100 m on foot from the cottage, free access to reach (by green/red slopes depending on the outward or return direction, with artificial snow cover) the entire ski area of the Karellis resort. [NB: Ski lift not suitable for beginners or undersized children!]
Cross-country skiing (no toll), snowshoeing, trails and mountain biking: departures near the gîte.

Shops including mini-market, services and bank withdrawal counter, transport and other activities, ESF and ski/equipment rental at Les Karellis ~ 3 km away (on foot / on skis / by road)
Medical center and pharmacy service, post office and tourist office, free Wifi access during Karellis season openings
[NB: No road shuttle (except in exceptional cases) between Albanne and Karellis!]

Several supermarkets [= petrol before going up!?] (+ Saturday morning market) and all larger shops in St JEAN de MAURIENNE (~20 km away, but 1100 m and a few bends lower! / sub-prefecture & gendarmerie / center hospital / A43 motorway exit / SNCF station - Lyon-Turin line)

Very spacious cottage, appreciated for having all the tourist advantages in the immediate vicinity, while being quiet in a typical Savoyard village, and a well protected environment (Parc Communal), which is moreover very well exposed (East and South-East), with a very open and wide mid-slope panorama (rare in the mountains).

Les Karellis station, friendly and of reasonable size, known for its reliable snow cover due to its exposure, and for the quality and level of its ski area, with (remarkable and notorious) very little waiting at the lifts, in a natural environment varied (forest, mountain pastures, valleys), still largely preserved. Many "off-piste" areas (to be practiced safely / accompanied!)

In summer or out of season, very beautiful varied hikes and mountain races of all levels of difficulty starting from the gîte, or further afield in the other large nearby massifs (Grandes Rousses, Vanoise. Haute Maurienne, Thabor, Galibier, Oisans... .)
Mountain biking, cycle tourism with all the major mythical passes in the immediate vicinity, on a circuit or not.
Fishing at Lake Pramol (1.5km). Museums in the town and in the valley. Italy quickly accessible on an excursion.
Many sporting or cultural activities, shows and events, festivals, cinema, etc. at the Karellis.

Also ideal starting point during the winter season for ski tours among the great "classics": Grande Chible, Emy, Couloirs des Sallanches...

Pillowcases provided; sheets (and other linens) to bring. [NB there are 2 double beds, all the others in 1 place]

Electricity consumption on arrival / departure statements, and municipal tourist tax (adult only) in addition. Heating by electric convectors and water heater (cumulus 200 l). A weekly quantity of wood provided (in winter only) for the fireplace [Which is not intended to heat the gîte! ^]
Additional wood (paying in this case) can only be provided if necessary, subject to random availability.

No cleaning fee possible: it is simply asked to make the gîte as clean and tidy as possible (= at your discretion ~ in the state in which you found it ~ in the state in which you would like to (re) find it) , or in usual circumstances: in a state of cleanliness and suitable storage. More particularly when there were many tenants, or when nice four-legged friends also stayed there: the latter are normally accepted there on request without problem, on the sole condition of adequate final cleaning.

The price indicated corresponds to the normal ~usual capacity up to 9 people, and for one week (from D 4 p.m. to D+7 10 a.m.). This is the basic rate, according to each week, and not reducible [except in special cases to be agreed].
However, the cottage being very spacious, the 'comfort' capacity can go up to 12 people, in good accommodation conditions; even up to 15 people maximum, in more relative comfort.
In these cases a supplement of 1/9th ~ of the base rate is applied between 10 and 15 people; or even per additional day in addition to the usual 7 days, for example for 8 days.

Charges:
Electricity consumption is not included in the basic rate, so as not to increase it unnecessarily by a fixed price: the tenants thus do not pay more than what they have actually consumed: this is to be paid at the end of the stay, d 'after meter readings; as well as the municipal tourist tax (+ possibly supplements // number of people who would not be indicated on the contract).
NB The options in the information headings of the description do not make it possible to specify all of the above => do not take into account what is sometimes indicated, without the possibility of doing it exactly, in particular in the chapter on "expenses"...

Your details will be required to establish the contract, which will be sent to you by email (with an inventory)

For the reservation => return of a copy of the signed contract by mail, with the check (or bank transfer) of the deposit (~25%)

Information for arrival at the cottage will be sent to you a few days before the start of your stay.

The gîte is also available for weekends or short stays, all seasons (subject to conditions / please contact) when this does not interfere with the rental weeks, which have priority.
In the same way the usual rental from Saturday to Saturday can be, subject to reservations, modified from Sunday to Sunday, or extended from Saturday to Sunday, only when it is possible in relation to other reservations.

NB For most rental weeks during winter school holidays, it is rental from Sunday to Sunday (except specific dates, start or end of holidays: subject to reservations and possibilities) which has become the standard of operation (except in January + /- March: generally from Saturday to Saturday)
See the availability calendars: you will find these weeks listed from Sunday to Sunday and no longer indicated from Saturday to Saturday, except for exceptions and the summer season, which is more flexible.
Winter weekends usually book out a few weeks in advance = when possible, after priority given to weekly rentals.

PS The "Covid provisions" remain in force for 2022/2023: in the event of forced cancellation for this reason, the reservation deposit is refunded (after deduction of administrative costs).
